The Darby

The Darby is a hotel, restaurant, and bar in Beach Lake, Pennsylvania, on the Upper Delaware at the western edge of the Catskills, a short walk across the bridge from Narrowsburg, New York. It was a real operating business with a strong identity and a loyal following before it went dark. We’re acquiring it from the bank and reopening it.

The building was fully renovated in 2022. Not long after, the previous owners took it offline, and it has been sitting for about a year. What’s there today is a finished property with guest rooms, a restaurant, a bar, and a liquor license already in place. It needs capital to address the deferred maintenance that comes with sitting vacant and to get the operation running again, but the expensive work has already been done.

The river

Narrowsburg, just across the bridge, is a small river town about two hours from New York, and this part of the Upper Delaware has become a real weekend destination. There are good restaurants, a steady population coming up from the city, and enough going on year-round to support a property like this.

The Darby fits the kind of project I’m drawn to. It already has an identity, it’s in a place people want to be, and the underlying property and business make sense. What’s missing is active ownership, capital, and an operating team in the building. That’s how we run our hospitality businesses, and this one will be no different.
